At First Choice, we fully understand that your property is one of your most prized assets, whether it’s your main resident that you are letting due to relocation or an investment property you have purchased to let out. With over 30 years of local expertise and knowledge we strive to keep the entire process of renting your property stress free. We offer a three tier service to our clients, let only, rent collect and fully managed.

(A) GOLD SERVICE – Full Letting & Management Service

  • Free Valuation of your property to determine monthly rental value.
  • Draw up all marketing materials including photographs of the property.
  • Erect a To Let Board.
  • Upload on to all major property portal sites including Rightmove.
  • All property details displayed on our Railway street city centre location attracting professional commuters.
  • Our appointments are all accompanied.
  • Once a professional tenant is found you will be informed immediately before proceeding with reference uptake.
  • Negotiating of the terms and conditions of the tenancy.
  • Obtaining the relevant references.
  • Once references are back and satisfactory.
  • We negotiate the terms of the tenancy between you and the tenant and draw up an Assured Shorthold tenancy agreement.
  • A full comprehensive Inventory on the property is carried out.
  • Commission the EPC on your behalf.
  • Arrange the Gas safety on your behalf if required otherwise you can use your own gas engineer.
  • Deposit registration.
  • Set up all standing orders for future rent payment.
  • Collection of Rents and crediting your account within 7days of rent due date.
  • Chasing late payers and tenants in arrears plus carrying out home visits in the evenings if required.
  • Rent guarantee insurance protection for rent arrears**(subject to insurance companies terms).
  • Handling all tenants queries.
  • Arrange all repairs up to £100. Anything over £100 we must firstly get permission.
  • Carrying out period visits to the property.
  • Carry out a check-out report once tenants leave and secure the property.
  • Deal with all deposits at end of the tenancy ensuring property are brought back to condition found in.

Our fee for the above services will be an initial equivalent of the first month rent achieved inclusive of the Vat plus a further 12% inclusive of VAT of the rent achieved monthly.

(B) SILVER SERVICE - Let & Rent Collection Service

  • Free Valuation of your property to determine monthly rental value.
  • Draw up all marketing materials including photographs of the property.
  • Erect a To Let Board.
